By making a booking or using this website, you agree to the following Terms & Conditions.

Bookings & Payment

  • All bookings are subject to availability and confirmation.

  • A booking is only confirmed once payment (or deposit, if applicable) has been received and confirmed by us.

  • Prices are shown in GBP and include any charges stated at the time of booking.

Cancellations

  • Cancellation terms will be clearly stated at the time of booking.

  • Any refunds due will be processed in line with the cancellation policy applicable to your booking.

  • We strongly recommend guests take out appropriate travel insurance.

Check-In & Check-Out

  • Check-in is from [time] on the day of arrival.

  • Check-out is by [time] on the day of departure.

  • Early check-in or late check-out may be available by prior arrangement but cannot be guaranteed.

Use of the Property

  • The accommodation may only be occupied by the number of guests stated in your booking.

  • The property must be used for holiday purposes only.

  • Parties, events or commercial use are not permitted unless agreed in advance.

  • Guests are expected to respect neighbours and keep noise to a reasonable level at all times.

Care of the Property

  • Guests agree to keep the accommodation and its contents in good condition.

  • Any damage, breakages or issues should be reported as soon as possible.

  • We reserve the right to charge for damage, excessive cleaning or missing items.

Safety & Liability

  • Guests stay at the property entirely at their own risk.

  • We accept no responsibility for loss, injury or damage to personal belongings during your stay, except where required by law.

  • Children must be supervised at all times, particularly in outdoor or rural settings.

Access & Maintenance

  • We reserve the right to access the property if required for essential maintenance, repairs or safety reasons, and will always try to give reasonable notice.

Force Majeure

  • We shall not be liable for cancellation or disruption caused by events beyond our control, including but not limited to severe weather, power outages or other unforeseen circumstances.

Accuracy of Information

  • While we make every effort to ensure information on this website is accurate, descriptions and images are provided in good faith and may be subject to change.

Governing Law

  • These Terms & Conditions are governed by the laws of Scotland, and any disputes shall be subject to the exclusive jurisdiction of the Scottish courts.
